Gas Furnaces: How They Heat, AFUE Tiers, and Venting

Gas furnaces burn natural gas or propane to heat air, then a blower pushes that warm air through the home's ducts. Their efficiency is rated by AFUE, and federal rules are pushing the whole category toward higher-efficiency designs.

A gas furnace burns fuel in a heat exchanger and moves the resulting heat into the house with a blower motor. How much of the fuel becomes usable heat is measured by Annual Fuel Utilization Efficiency, or AFUE. This page explains how gas furnaces heat, what the AFUE tiers mean, and how venting changes as efficiency rises.

How AFUE Measures a Gas Furnace

AFUE is the standard efficiency number for a fuel-burning furnace. The U.S. Department of Energy describes AFUE as a measure of how efficiently the appliance converts the energy in its fuel to heat over a typical year. In plain terms, a higher AFUE means more of the gas you pay for ends up warming the house instead of leaving through the flue.

Goodman, a furnace manufacturer, puts the same idea in dollar terms on its product pages. It states that a 90 percent or higher AFUE rating means that more than 90 cents of every energy dollar warms your home, while an 80 percent AFUE rating means 80 cents of every energy dollar warms your home. That framing lines up with the DOE definition and helps buyers compare models on paper.

Because AFUE is a yearly average, it captures both the peak burner efficiency and the losses that happen during normal cycling. Federal appliance rules cover gas, propane, and oil-fired furnaces with heating capacities under 225,000 Btu per hour, which is the range that covers most homes.

The AFUE Tiers, From Standard to High Efficiency

Furnace manufacturers group models into efficiency tiers. Trane, a furnace manufacturer, states on its furnace pages that the government minimum standard is 80 AFUE and that a rating of 90 or higher is considered high efficiency. That 90 AFUE line is the practical boundary between a standard furnace and a condensing, high-efficiency furnace.

The federal government reference point for a less-efficient model is 80 percent AFUE, per the Department of Energy's furnace purchasing guidance. ENERGY STAR certification sits well above that floor. For gas furnaces, ENERGY STAR requires a rating of 97 percent AFUE or greater in the U.S. North and 95 percent AFUE or greater in the U.S. South.

These tiers matter because the jump from a standard 80 AFUE furnace to a 95 percent or higher condensing model changes the equipment, the venting, and the installed cost. The tier a buyer chooses is usually a trade between upfront price and long-run fuel savings.

Venting Follows Efficiency

Venting is one of the clearest physical differences between furnace tiers. A standard 80 AFUE gas furnace sends hot flue gases up a metal vent or chimney because the exhaust is still warm. A high-efficiency condensing furnace pulls so much heat out of the exhaust that the leftover gas is cool and wet, so it vents through plastic pipe out a sidewall instead.

The reason is the secondary heat exchanger used in high-efficiency designs. The Department of Energy explains that condensing furnaces use secondary heat exchangers to capture excess heat from the furnace's exhaust gases. Reclaiming that heat is what pushes AFUE above 90 percent and cools the exhaust enough for plastic venting.

Because AFUE does not account for duct losses, installation quality still matters. The DOE notes that duct system heat losses can be as much as 35 percent of the furnace's energy output when ducts run through an attic, garage, or other unconditioned space.

Where the Standard Is Headed

The gas furnace category is being pushed upward by federal rule. The Department of Energy has finalized standards so that, starting in late 2028, residential gas furnaces will provide an annual fuel utilization efficiency of at least 95 percent, which effectively makes condensing designs the norm for new equipment.

DOE projects that the new standard will slash household utility costs by $1.5 billion annually and save consumers $24.8 billion on their energy bills over 30 years. Those figures are the government's own estimates for the rule.

For a buyer today, the direction is clear. Because the market is moving toward 95 percent AFUE and higher, a high-efficiency condensing furnace is increasingly the mainstream choice rather than a premium upgrade.
